In addition to the usual steps that a Realtor takes when listing a home, I specialize in capturing buyer leads and converting them to the sale of your property.

Once the Listing Agreement is Signed, I:
1) place each property on the Bryan, College-Station Multiple Listing Service site with the maximum number of photos allowed
2) Create a realistic, beautiful and easy to navigate virtual tour that showcases the beauty, quality of construction, and special selling points of your home to be viewable on all websites that host virtual tours and on the real estate pages of most search engines
3) Advertise the home with its own virtual tour on websites including: Realtor.com, MSN.com, Google.com, Yahoo.com, Trulia.com, Zillow.com, Century21.com, Realtor.com, ahouse-soldname.com, raylenelewis.com and many other well known sites
4) Market the home as a Realtor.com Featured Property--which means that (for example) when a Buyer types in "College Station" there is a 1 in 4 chance that the home will appear at the top of the screen as a featured property regardless of the search critera entered
5) Advertise the Home periodically in the B/CS Eagle
6) Place the home in the Century 21 Beal, Inc. Homes Magazine on a unique featured Page--when published
7) Add fliers to the well known Gold Post Sign with a minimum of 4 photos and a 1-800 Freedom Voice number to call for a price that will email me in 2 minutes with the caller's phone number and the property they called on, regardless of whether or not they leave a message or listen to the entire message
8) Bring Realtors from Century 21 as well as other real estate companies such as Re/Max, Ashford Square, Conventry Glen, and Coldwell Banker to the home
9) Enter your contact information into Homefeedback.com so that you receive automatic feedback when the house is shown
10) Market agressively to other agents who specialize in selling homes like yours. A home that automatically comes to a Realtor's mind when their client tells them what they are looking for is far more effective then any other form of advertising.

Additional Services: I guarantee satisfaction. I am one of College Station's full service Realtors. If you need assistance for such things as lawn maintenance, house cleanings, or handyman repair work, I can get bids for you that are typically at a lower cost than what you could find on your own. If there are repair issues that arise and need to be taken care of, I can assist you in getting bids and schedule the work for you.

I can also lower your document preparation fee as part of your closing costs with the title company. I have lenders who are available 7 days a week to answer buyer's questions and get them pre-approved quickly so that they have all the information they need to make the offer. When the property changes to Under Contract, I have an office manager that will manage the transaction from point of sale to point of close to make sure that the Buyer's Agent is completing their tasks with the lender, Buyer, Title Company, etc. so there are no unexpected events or surprises. This insures a smooth transaction. If a last minute item needs to be ordered, I can get things done faster than most due to my reputation and the large amount of business I provide to the real estate service community.
